East Austin works especially well for renters who value local restaurants, coffee, nightlife, and quick access to Downtown. The experience changes by corridor: central East Fourth through East Sixth is the most destination-rich, while Manor Road, MLK, Govalle, and farther-east locations usually involve more driving.
Which part of East Austin is most walkable?
The central East Fourth, Fifth, and Sixth Street area offers the most practical mix of apartments, restaurants, bars, coffee, food trucks, Target, and Whole Foods. Always check the route from the exact apartment entrance because highways, rail lines, and long blocks can change an otherwise nearby trip.
What does this guide mean by East Austin?
For this guide, the central search area begins east of I-35 and emphasizes the corridors closest to Downtown, with Lady Bird Lake, Highway 183, and Manor Road acting as practical outer references. Mueller and East Riverside are treated as separate apartment searches because their housing patterns and daily routines differ.
How do I find genuinely new East Austin apartments?
Use the building year and the dated evidence on each card rather than relying on an undated “new apartments” list. Recently opened buildings, recently built buildings, and newly available units are different claims; current rent, specials, and availability must be checked for the specific move date and floorplan.

Holly is a very cool and cozy neighborhood in East Austin between Cesar Chavez and Lady Bird Lake. This is more of a single-family home zone without many apartments to choose from. This is a great area to go for local neighborhood strolls.
This is the core area of East Austin.
East 6th, specifically, has become one of Austin's main social scene with a very dense collection of bars, restaurants, food trucks, coffee shops and local businesses.
In my opinion East 6th is a much better bar scene than Dirty 6th, West 6th, and Rainey. The scene here feels way more local, and caters less to the tourist experience.
This is one of the most popular areas with my clients due to the walkability, much cheaper pricing than Downtown, and it's balanced/active lifestyle. This is one of the only areas outside of Downtown where it's viable to not have a car.
Central East Austin is a combination of a few local neighborhoods. These areas have great local neighborhood energy and are core to the East Austin experience. While there aren't many apartments to choose from here, you'll probably spend a good amount of time in this area going for walks or visiting local businesses.
The Boggy Creek Greenbelt is a great local neighborhood park/trail to go for a nice stroll.
Manor & MLK is a great area of East Austin. It's not as core as the East 5th-6th area, but is a formidable option. Manor and MLK both have a great collection of bars, restaurants, coffee shops and food trucks.
This is a great area for people who want something cozy and walkable in East Austin, but less expensive than areas closer to Downtown.
While this area isn't was walkable as East 6th, it's Proximity to UT, Downtown, and the other core regions of East Austin makes this area strategic for getting around within a quick drive.
The main apartments clustered here are right along the MLK Cap Metro train station. Unless you work in North Austin, you probably won't use this station much if ever at all.
My neighborhood!
Govalle is quickly becoming one of the best areas to move to in Austin for a high quality apartment living experience. Deeper in East Austin, Govalle doesn't have the same density or walkability as the core of East Austin does, but this area is developing rapidly with more and more businesses, coffee shops, restaurants, neighborhood bars, and apartments to choose from.
Some parts of this Govalle, especially along airport boulevard feel very commercial and up-and-coming, while other areas feel more cozy and residential.
Rather than needing to venture into Downtown or East 6th, Govalle has become completely self sufficient in terms of lifestyle options.
Southern Walnut Creek is one of Austin's best kept trail secrets. It's an 8-mile trail going deep into East Austin. I use it all the time. it's much quieter and nature-forward than the Lady Bird Lake trail.
Local gyms like Squatch (my gym), Lift ATX, community spaces like Bathe, Padel gyms like Padel 39 and Legacy give this area a ton of options for those looking for an active fitness-social life.
Cherrywood is one of Austin's sneakiest great neighborhoods. It's a great cozy little neighborhood with pretty trees, houses, pocket parks and access to everything on Manor Road. This is pretty much a single-family home dominated area with little to no viable apartment options to choose from. This is a great area for a nice neighborhood stroll.
This is a relatively up and coming part of East Austin just outside Mueller. This area lends itself better to the single family home residential experience more than the apartment experience. However there are some good options like Highgrove and Windsor Commons. People who want to be close to Mueller, but don't want to pay Mueller prices should consider this area.
Mueller is it's own micro-region within East Austin. It's an interesting area with noticeable pros and cons. Mueller is a masterplanned neighborhood where Austin's old airport used to be.
Mueller is pretty, safe, quiet, and clean, but also feels hyper manufactured. Because it is. Mueller offers a nice idyllic living experience with an excellent Farmer's Market each sunday. However Mueller is mostly populated by corporate chain businesses and lacks any real local Austin neighborhood energy in the way that the rest of East Austin does. For those looking for a nice calm peaceful life, Mueller is definitely worth considering.
Those wanting something with more local authentic energy, closer to Downtown and the core of East Austin, then others areas would be better suited.
Mueller is almost entirely dominated by AMLI properties which does give me concern for how AMLI can/might leverage their pricing abilities in the future.
Cesar Chavez (or whatever it will be renamed to) is one of East Austin's funkiest and character filled zones. it's a very cool collection of small houses, small businesses, local bars and restaurants. While there aren't any apartments to choose from around here, this area is a core part of the East Austin experience.
East MLK is more of a lower key single family home residential area than a commercial area with apartments. Some of the pocket neighborhoods are cool to walk around, and there are a few hidden gem locations like Sahara lounge, Palomino coffee.
Otherwise you're not going to find many great apartment options. This is more of a single-family home region.
East 11th is one of my personal favorite areas in Austin. I lived here for 4 years. East 11th has an amazing balance of authentic cozy neighborhood feel, relaxed, but lively energy, and a great local area to go for a daily stroll. East 11th has great coffee shops like Radio, bars like Nickel City, stores like Quickie Pickie.
East 11th is a great option for somebody who wants the walkability, but not chaos of East 6th, and those who want proximity to Downtown without the Downtown chaos/pricing.

7East is another standard modern mid-rise from the mid 2010's. 7East does not win or lose in any categories, other than it's rooftop deck and large dog park. It's close proximity to East 7th means you'll deal with a lot of traffic and noise just outside this building.
However management is fairly consistently good, and does not have any major downsides.
AMLI Branch Park

AMLI Branch Park is currently the nicest mid-rise inside of Mueller. It's right on top of the Farmer's Market that occurs each sunday. AMLI Branch Park has the nicest pool with a wide open area filled with rosemary bushes and views of the planes flying by.
AMLI Eastside

Bridge at Eastside (formerly AMLI Eastside) is one of the strongest options in East Austin. Even though it is dated (2007), it holds it's own well with strong value for the location. Bridge has a nice pool area, strong gym, and large floorplans. They have some great walk up units on the ground floor. However I would probably avoid the below-ground units which have little to no sun light.
AMLI North Park
2300 Aldrich St, Austin, TX 78723, USA · Mueller

AMLI North Park is the second newest AMLI property in Mueller, but it is not more luxury than the nearby AMLI Branch Park. AMLI North Park is a higher end version of AMLI Aldrich. AMLI North Park also tends to be priced very high compared to the other buildings. While AMLI North Park is nice with great floorplans, strong amenities and clean aesthetic, it will often lose to AMLI Aldrich on price, and AMLI Branch Park on luxury. Pay attention to reviews here as well to check for issues.
AMLI Mueller is the oldest of the 5 AMLI buildings in Mueller. It holds on well to it's value given it's great location along the local park. It will feel more dated than the others, but not by much. AMLI Aldrich would be the next one to consider after here.
AMLI on Aldrich

AMLI Aldrich is the middle-tier modern AMLI building. It's nice, modern, has solid amenities and floorplans, but feels dated compared to Branch park and North Park
Atlas Eastside

Atlas Eastside isn't going to impress anybody with it's location. It's tucked far in East Austin near the highway without much of anything in the immediate area. Atlas Eastside could make a lot of sense if you work deeper out east and want something closer to the core of the city with easy access to 183.
Avenir Apartments

Avenir is my personal favorite apartment in Austin for it's great East 11th location, liuxury-Downtown-quality aesthetics, and high level amenities.
Avenir does great with people who want Downtown quality, but not downtown prices. And also well with people who want an East Austin location, but downtown quality.
Avenir has a great gym, indoor basketball court, rooftop pool, on site dog park, and great access to the local neighborhood to stroll around.
Bridge at Windsor Park

Bridge Windsor commons is fine as a building, but I really really dislike this location given that it is flanked between two highways and a strip mall. I would go deeper in the neighborhood and consider places like Highgrove and Windsor Commons
Broadstone East End

Broadstone East End is one of the better value modern apartments in East Austin. Pricing and specials here tend to be very competitive.
This area is great for cozy neighborhood strolling and has great access to both Govalle neighborhood Park and the Southern Walnut Creek trail.
Broadstone's reviews are worth reviewing to see how management is doing since they have had issues in the past. Broadstone is nice, but faces strong competition with Otto on the Trail, Trailhead, and Trailhead East.
Similar to Atlas Eastside, Citizen House MLK is more of a strategic location play than a neighborhood play. Being on the eastern side of 183 means there's not much of anything to do in the immediate area, other than go for a walk on the walnut creek trail nearby, Prices and specials are usually very strong here however which could make the inconvenience worth it.
Corazon

Corazon is one of East Austin's core apartment buildings. It has some of the best walkability, strong amenities, and reasonable floor plans. Corazon isn't great for pet owners due to lack of dog park.
However, Corazon often loses to nearby Saltillo given Saltillo's newer age and often-cheaper pricing.
E6 Apartments
2400 E 6th St, Austin, TX 78702, USA · Holly

E6 has been a consistently strong option ever since the building opened. E6 is tucked on the Eastern edge of East 6th street which keeps it relatively insulated from it's busy energy. E6 is a smaller community with some great floor plans, solid amenities and good enough walkability. E6 does well with people who want the walkability, but not the core chaos of East 6th.
Eastpoint Apartments

Eastpoint is a solid modern mid-rise along airport boulevard. It's a slightly better location than Nexus east since you have some local neighborhood access in a way you don't at nexus. Eastpoint makes sense if it's priced at a similar level as Nexus. However Easpoint loses out to the buildings near Govalle neighborhood park when it comes to location.
Eastside Station

Eastside Station is a standard modern mid-rise. They have a decent pool, decent gym, and solid overall value for the price/square foot for a walkable area.
Eastside Station, compared to nearby Arnold lacks any aesthetic appeal, but doesn't lose in any major category.
Elan East Apartments
2900 Manor Rd, Austin, TX 78722, USA · East Austin

Elan East is one of the best apartments in this area. Even though it's now older than the other buildings nearby Elan East has held it's value and quality well over the years.
The amenities are solid, the pool are is nice, the community area makes it easy to host, and prices are consistently competitive.
Highgrove

Lenox 7th is a strong Govalle mid-rise option. It's a higher-end midrise that performs well with reviews, amenities, gym, and local neighborhood access.
The units facing 7th street will be a bit loud, but interior units, or units facing North will have good cozy neighborhood energy.
Even though Lenox 7th is a tad older than other options in this area, it still performs very well with my clients.
Lirica

Lirica is an excellent new apartment in East Austin. It's well designed on the inside. Has great floor plans, gym, pool, dog park, and co-working space. Lirica's main weakness is it's location since it's spans across 7th street which has a lot of traffic going through. Internal facing units are better than the external ones in most cases.
MLK Highline

MLK Highline is a standard modern mid-rise with great larger floorplans. However they totally lose when it comes to amenities because...they have nothing. No pool. No gym. Nothing.
If you care about amenities. you will not like this building. If you don't care and want decent value modernity, then MLK Highline will be worth seeing.
Mosaic at Mueller Luxury Apartments
4600 Mueller Blvd, Austin, TX 78723, USA · Mueller
Standard older-modern-mid-rise along with Sync. Has all the standard amenities you would expect for a modern building, but Mosaic is plagued by poor reviews. Probably the least compelling in Mueller when you consider the alternatives
Nexus East

Nexus East is a modern building on the corner of Airport and 7th Street. The location makes it easy to get around town, but hard to have a casual neighborhood stroll. Nexus is a strong option if you need to work deeper east, or need the highway for the commute while keeping costs low. Lirica is a better option right nearby if you want something newer and nice, but Nexus does have strong pricing.
Pearl Springdale

Pearl Springdale is a very nice brand new apartment with excellent amenities and a great rooftop pool. Pearl has some awesome larger floor plans and high quality finishes. Pearl buildings are consistently high quality.
Pearl suffers from the same location problems as the nearby Goodwin. Being flanked by both Springdale and Airport means this building is tucked in the middle of a lot of commercial flow. Personally I think you get a better neighborhood experience at the apartments near Govalle Neighborhood park nearby.
Platform Apartments

Platform is this area's main apartment community given that it has the most options to choose from. Platform's main pool and gym area are very nice, but given that this community is scattered across multiple buildings you may have to walk to get there.
Given that Platform is relatively older than the other options nearby it will feel dated. Platform still competes well in terms of value per square foot.
Reserve at Springdale Apartments
5605 Springdale Rd, Austin, TX 78723, USA · Pecan Springs-Springdale
Saltillo is my most popular apartment community in Austin (it helps that they have double the amount of units as other apartments). Saltillo is spread across four buildings, each with their own amenities. Two buildings have their own pools and gyms (as a resident you can access all amenities no matter which building you live in).
Saltillo is extremely competitive due to their pricing and floorplans which are often hard to pass. Saltillo has great 1 bedroom + den floorplans perfect for people working from home.
Saltillo has great units with exterior facing balconies. The interior facing units are fine, but feel more cramped in.
Reviews have been Saltillo's main problem so it is worth examining Saltillo's reviews to see what issues they are having.
Rivette Tower

Rivette Tower is a sneaky new building in a more quiet townhome part of Mueller about a ten minute walk away from the core of Mueller. Rivette Tower is known for it's great amenities and great floor plans. But if you want more stuff in the immediate area then you may like the AMLI properties closer to the core.
SYNC at Mueller

Along with Mosaic, Sync Mueller is the other older-modern-midrise in Mueller. Both buildings are good enough on the surface, and have good price points to warrant consideration. Sync usually beats out Mosaic, but both buildings are plagued by review issues.
Solomon

Solomon is the nicest building with the best amenities in this entire area. However being on the other side of 51st means Solomon is technically just outside of Mueller. to get all of the Mueller benefits you would have to walk cross the very busy 51st street. Solomon does have great amenities, finishes, and luxury energy, but does lose points due to it's location.
Starlight

Starlight is the nicest and most aesthetic apartment in this region. The amenities are super nice and has a great luxury feel relative to other midrise buildings.
Buuuuutttttt.....their reviews have been very problematic over a long period of time which makes Starlight hard for me to strongly recommend, also when considering that it will be more expensive than the other apartments nearby. Before leasing here I would strongly consider checking out reviews over the prior 6 months to see how management is doing.
The Arnold

Arnold is a very strong apartment community in the core of East Austin. Arnold has better aesthetics then Eastside Station, and better amenities than both Sentral and Eastside Station.
Arnold's gym is one of the best for a mid-rise anywhere in Austin.
Arnold often loses however when it comes to price and review quality.
The Banks of Springdale

Banks of Springdale, along with Reserve on Springdale are both modern mid-rise buildings near the Walnut Creek Greenbelt. Banks is the nicer version compared to Reserve. Nothing really stands out about either of these buildings, and they are not very popular with my clients do to their awkward location right along Springdale. There's nothing really to walk to in the immediate area, and other buildings have better proximity to local stuff.
The Blockyard Apartments

Blockyard is one of the newer buildings in this area. They have good amenities, solid floorplans. Blockyard doesn't really have any weaknesses. However pricing here tends to be higher than nearby options.
The Goodwin

Goodwin is a nice-enough modern building with everything you would expect from a building of this category. Goodwin's main issues are with it's location. it's flanked by Airport and Springdale which means a lot of commercial energy flowing in all directions.
The Springdale General complex nearby has a solid collection of food and shops to choose from, along with a small Sunday Farmer's market.
The newer and next door Pearl Springdale tends to win in terms of quality and amenities.
The Guthrie

Guthrie is a strong mid-rise building in a very cool part of East Austin. This area has great cozy local neighborhood energy with a nice collection of coffee shops, like Fleet and taco spots like Pueblo Viejo. It's easy to go for a nice neighborhood stroll here and walk to gyms like Squatch. This is a great area to live, and Guthrie does well in the local apartment scene.
The Weaver

Weaver is an interesting building located in an area without any other apartment complexes. Weaver has excellent access to Lady Bird Lake, and quick walkability to Rainey Street in Downtown. Weaver has solid overall amenities and floorplans. The area is mostly residential, and doesn't have a lot in the immediate area in terms of shops/food. You have East 4th-6th for that.
It's worth reviewing Weaver's reviews since that has been an issue over the last few years.
Trailhead

Trailhead is a strong local mid-rise building with a good pool and gym. Trailhead's main perk is it's proximity to Govalle Park and Southern Walnut Creek.
Trailhead does not have elevators which is one of it's main weaknesses, but overall their pricing and specials make it competitive in East Austin.
Trailhead East
5100 Bolm Rd, Austin, TX 78721, USA · Johnston Terrace

Trailhead East is my personal favorite building in this cluster of buildings around Govalle Park. It's got the best gym, pool, and an amazing co-working area for those who work from home. It has the best local park access, and is nested right on top of the trail's entrance.
Trailhead East has excellent park facing units, however some of their units that face bolm road are not very aesthetic.
Note, Trailhead East is not associated with the next door Trailhead apartments (yes, confusing).
Windsor Commons

Windsor Commons is a very strong contender in this part of Austin, better than the rest in this area in my opinion. Windsor Commons has a high end mid-rise feel, but at very reasonable prices. The area is a blend of commercial and charming local residential energy.
Epic local coffee shop in a super cozy local area with great tacos nearby. These are two colombian brothers serving awesome coffee and lattes. Great morning spot to hang out.
One of my favorite sneaky hidden barbecue spots in Austin. One of the best spots in town for the least amount of fuss. their smoked pastrami is excellent
Nova is a brand new building in an area without many apartments. This is a strategic location close to a lot of East Austin's best stuff. Nova is a small community without any of the amenities you would expect from a typical modern community. You may feel mixed about the area in the immediate proximity. Nova could be worth considering if they have great pricing for the space.
Pearl Springdale is a very nice brand new apartment with excellent amenities and a great rooftop pool. Pearl has some awesome larger floor plans and high quality finishes. Pearl buildings are consistently high quality.

AMLI North Park is the second newest AMLI property in Mueller, but it is not more luxury than the nearby AMLI Branch Park. AMLI North Park is a higher end version of AMLI Aldrich. AMLI North Park also tends to be priced very high compared to the other buildings. While AMLI North Park is nice with great floorplans, strong amenities and clean aesthetic, it will often lose to AMLI Aldrich on price, and AMLI Branch Park on luxury. Pay attention to reviews here as well to check for issues.
AMLI Branch Park is currently the nicest mid-rise inside of Mueller. It's right on top of the Farmer's Market that occurs each sunday. AMLI Branch Park has the nicest pool with a wide open area filled with rosemary bushes and views of the planes flying by.
Solomon is the nicest building with the best amenities in this entire area. However being on the other side of 51st means Solomon is technically just outside of Mueller. to get all of the Mueller benefits you would have to walk cross the very busy 51st street. Solomon does have great amenities, finishes, and luxury energy, but does lose points due to it's location.
Standard older-modern-mid-rise along with Sync. Has all the standard amenities you would expect for a modern building, but Mosaic is plagued by poor reviews. Probably the least compelling in Mueller when you consider the alternatives
Windsor Commons is a very strong contender in this part of Austin, better than the rest in this area in my opinion. Windsor Commons has a high end mid-rise feel, but at very reasonable prices. The area is a blend of commercial and charming local residential energy.
AMLI Mueller is the oldest of the 5 AMLI buildings in Mueller. It holds on well to it's value given it's great location along the local park. It will feel more dated than the others, but not by much. AMLI Aldrich would be the next one to consider after here.
Atlas Eastside isn't going to impress anybody with it's location. It's tucked far in East Austin near the highway without much of anything in the immediate area. Atlas Eastside could make a lot of sense if you work deeper out east and want something closer to the core of the city with easy access to 183.
Lirica is an excellent new apartment in East Austin. It's well designed on the inside. Has great floor plans, gym, pool, dog park, and co-working space. Lirica's main weakness is it's location since it's spans across 7th street which has a lot of traffic going through. Internal facing units are better than the external ones in most cases.
E6 has been a consistently strong option ever since the building opened. E6 is tucked on the Eastern edge of East 6th street which keeps it relatively insulated from it's busy energy. E6 is a smaller community with some great floor plans, solid amenities and good enough walkability. E6 does well with people who want the walkability, but not the core chaos of East 6th.
Trailhead East is my personal favorite building in this cluster of buildings around Govalle Park. It's got the best gym, pool, and an amazing co-working area for those who work from home. It has the best local park access, and is nested right on top of the trail's entrance.
Trailhead East has excellent park facing units, however some of their units that face bolm road are not very aesthetic.
Note, Trailhead East is not associated with the next door Trailhead apartments (yes, confusing).
Nexus East is a modern building on the corner of Airport and 7th Street. The location makes it easy to get around town, but hard to have a casual neighborhood stroll. Nexus is a strong option if you need to work deeper east, or need the highway for the commute while keeping costs low. Lirica is a better option right nearby if you want something newer and nice, but Nexus does have strong pricing.
7East is another standard modern mid-rise from the mid 2010's. 7East does not win or lose in any categories, other than it's rooftop deck and large dog park. It's close proximity to East 7th means you'll deal with a lot of traffic and noise just outside this building.
However management is fairly consistently good, and does not have any major downsides.
Laurel is a nice enough apartment building with everything you would expect in a modern apartment including an on-site coffee shop.
However Laurel's location is it's main problem. Being on this side of 183 means the only way you can enter/exit the complex is to use the highway. Laurel could be worth a look if there are great pricing and specials here.
But if you're looking for something with good neighborhood energy, it's best to look for something on the other side of 183.
MLK Highline is a standard modern mid-rise with great larger floorplans. However they totally lose when it comes to amenities because...they have nothing. No pool. No gym. Nothing.
If you care about amenities. you will not like this building. If you don't care and want decent value modernity, then MLK Highline will be worth seeing.
Banks of Springdale, along with Reserve on Springdale are both modern mid-rise buildings near the Walnut Creek Greenbelt. Banks is the nicer version compared to Reserve. Nothing really stands out about either of these buildings, and they are not very popular with my clients do to their awkward location right along Springdale. There's nothing really to walk to in the immediate area, and other buildings have better proximity to local stuff.
Bridge at Eastside (formerly AMLI Eastside) is one of the strongest options in East Austin. Even though it is dated (2007), it holds it's own well with strong value for the location. Bridge has a nice pool area, strong gym, and large floorplans. They have some great walk up units on the ground floor. However I would probably avoid the below-ground units which have little to no sun light.
Broadstone East End is one of the better value modern apartments in East Austin. Pricing and specials here tend to be very competitive.
This area is great for cozy neighborhood strolling and has great access to both Govalle neighborhood Park and the Southern Walnut Creek trail.
Broadstone's reviews are worth reviewing to see how management is doing since they have had issues in the past. Broadstone is nice, but faces strong competition with Otto on the Trail, Trailhead, and Trailhead East.
Eastside Station is a standard modern mid-rise. They have a decent pool, decent gym, and solid overall value for the price/square foot for a walkable area.
Eastside Station, compared to nearby Arnold lacks any aesthetic appeal, but doesn't lose in any major category.
Weaver is an interesting building located in an area without any other apartment complexes. Weaver has excellent access to Lady Bird Lake, and quick walkability to Rainey Street in Downtown. Weaver has solid overall amenities and floorplans. The area is mostly residential, and doesn't have a lot in the immediate area in terms of shops/food. You have East 4th-6th for that.
It's worth reviewing Weaver's reviews since that has been an issue over the last few years.
Arnold is a very strong apartment community in the core of East Austin. Arnold has better aesthetics then Eastside Station, and better amenities than both Sentral and Eastside Station.
Arnold's gym is one of the best for a mid-rise anywhere in Austin.
Arnold often loses however when it comes to price and review quality.
Sentral is a relatively luxury mid-rise in the core of East Austin.
Sentral's interiors are very nice, but also very small. Sentral isn't very popular with my clients since they have downtown level price/per square foot, but not in downtown. Sentral's amenities and units are very small, and many of the units are used for short term rentals. Personally I'm not a huge fan of this building compared to others nearby.
Guthrie is a strong mid-rise building in a very cool part of East Austin. This area has great cozy local neighborhood energy with a nice collection of coffee shops, like Fleet and taco spots like Pueblo Viejo. It's easy to go for a nice neighborhood stroll here and walk to gyms like Squatch. This is a great area to live, and Guthrie does well in the local apartment scene.
Lenox 7th is a strong Govalle mid-rise option. It's a higher-end midrise that performs well with reviews, amenities, gym, and local neighborhood access.
The units facing 7th street will be a bit loud, but interior units, or units facing North will have good cozy neighborhood energy.
Even though Lenox 7th is a tad older than other options in this area, it still performs very well with my clients.
Trailhead is a strong local mid-rise building with a good pool and gym. Trailhead's main perk is it's proximity to Govalle Park and Southern Walnut Creek.
Trailhead does not have elevators which is one of it's main weaknesses, but overall their pricing and specials make it competitive in East Austin.
Elan East is one of the best apartments in this area. Even though it's now older than the other buildings nearby Elan East has held it's value and quality well over the years.
The amenities are solid, the pool are is nice, the community area makes it easy to host, and prices are consistently competitive.
Platform is this area's main apartment community given that it has the most options to choose from. Platform's main pool and gym area are very nice, but given that this community is scattered across multiple buildings you may have to walk to get there.
Given that Platform is relatively older than the other options nearby it will feel dated. Platform still competes well in terms of value per square foot.
Corazon is one of East Austin's core apartment buildings. It has some of the best walkability, strong amenities, and reasonable floor plans. Corazon isn't great for pet owners due to lack of dog park.
However, Corazon often loses to nearby Saltillo given Saltillo's newer age and often-cheaper pricing.
Saltillo is my most popular apartment community in Austin (it helps that they have double the amount of units as other apartments). Saltillo is spread across four buildings, each with their own amenities. Two buildings have their own pools and gyms (as a resident you can access all amenities no matter which building you live in).
Saltillo is extremely competitive due to their pricing and floorplans which are often hard to pass. Saltillo has great 1 bedroom + den floorplans perfect for people working from home.
Saltillo has great units with exterior facing balconies. The interior facing units are fine, but feel more cramped in.
Reviews have been Saltillo's main problem so it is worth examining Saltillo's reviews to see what issues they are having.
Avenir is my personal favorite apartment in Austin for it's great East 11th location, liuxury-Downtown-quality aesthetics, and high level amenities.
Avenir does great with people who want Downtown quality, but not downtown prices. And also well with people who want an East Austin location, but downtown quality.
Avenir has a great gym, indoor basketball court, rooftop pool, on site dog park, and great access to the local neighborhood to stroll around.
Starlight is the nicest and most aesthetic apartment in this region. The amenities are super nice and has a great luxury feel relative to other midrise buildings.
Buuuuutttttt.....their reviews have been very problematic over a long period of time which makes Starlight hard for me to strongly recommend, also when considering that it will be more expensive than the other apartments nearby. Before leasing here I would strongly consider checking out reviews over the prior 6 months to see how management is doing.
Emma Browning is a nice-enough modern apartment with great floorplans on the eastern edge of MLK.
The immediarte area has cool things like Batch Kolache, KG BBQ and other great spots. However this is an odd area given there isn't nearly as much in the immediate area when compared to the main MLK/Manor corridor or Mueller.
Emma can win if the floorplan/price ratio is really good, but most of my clients usually go with buildings in areas with more to offer.
The Rail is a small community right next to Platform. The Rail is small, but a sneaky good pick for people looking for value. The building and it's floor plans are small, but Rail does a good job packing in a lot into a small space. Often, Rail's pricing is super competitive compared to the other options nearby.
Similar to Atlas Eastside, Citizen House MLK is more of a strategic location play than a neighborhood play. Being on the eastern side of 183 means there's not much of anything to do in the immediate area, other than go for a walk on the walnut creek trail nearby, Prices and specials are usually very strong here however which could make the inconvenience worth it.
Eastpoint is a solid modern mid-rise along airport boulevard. It's a slightly better location than Nexus east since you have some local neighborhood access in a way you don't at nexus. Eastpoint makes sense if it's priced at a similar level as Nexus. However Easpoint loses out to the buildings near Govalle neighborhood park when it comes to location.
Goodwin is a nice-enough modern building with everything you would expect from a building of this category. Goodwin's main issues are with it's location. it's flanked by Airport and Springdale which means a lot of commercial energy flowing in all directions.
The Springdale General complex nearby has a solid collection of food and shops to choose from, along with a small Sunday Farmer's market.
The newer and next door Pearl Springdale tends to win in terms of quality and amenities.
Otto on the Trail is one of East Austin's newest apartment buildings right on the Southern Walnut Creek Trail and Govalle Park. This location is great for anybody who loves running/biking.
Even though Otto is newer than the others nearby, it's amenities aren't on par with buildings like Trailhead and Trailhead East. Otto is more focused on well priced floor plans with good trail access than it is a luxury feel. Many of the first floor units come with small yards, and some units have great local neighborhood park views.
Blockyard is one of the newer buildings in this area. They have good amenities, solid floorplans. Blockyard doesn't really have any weaknesses. However pricing here tends to be higher than nearby options.
Bridge Windsor commons is fine as a building, but I really really dislike this location given that it is flanked between two highways and a strip mall. I would go deeper in the neighborhood and consider places like Highgrove and Windsor Commons
Along with Mosaic, Sync Mueller is the other older-modern-midrise in Mueller. Both buildings are good enough on the surface, and have good price points to warrant consideration. Sync usually beats out Mosaic, but both buildings are plagued by review issues.
Eleven windsor is a mid 2010's semi-luxury midrise on the edge of Downtown and East Austin. Eleven isn''t nearly as nice as the Avenir next door, but is a little nicer than the Bridge Eastside next door. Eleven has a strong pool area, modest gym, and very nice rooftop deck with downtown views.
The Legendary Franklins is an Austin staple and one of, if not the best barbecue in Austin,. Lines are, and will always be long. It's worth doing at least once in my opinion.
One of, if not my favorite bar in Austin. Nickel City is everything a casual dive style bar should be. Fantastic classical american food like burgers, hot dogs, tots, cheap beer, epic whiskey selection, and shockingly good cocktail scene.
Nickel City turns into Simpson's themed Moes Tavern and into a Christmas Tiki bonanza in December. I love coming here.
Squatch is basically my second home in Austin. It's a highly unusual gym owned by a local blending an converted auto garage feel with a fantastic outdoor gym area. Squatch has a very strong community and has been a great place for me to build my personal community in Austin. Check their instagram for more.
Right now Papercut is my favorite cocktail spot in Austin. (I'm a super cocktail snob whose cocktail opinions are always right btw). They have wildly inventive cocktails in a hybrid art gallery-cocktail bar-sushi restaurant combo.
Springdale General is a cool local business complex with Medici Coffee, Smalls Pizza, Smalls Wine Bar, and Uroko handroll sushi. This is a great neighborhood hangout spot. The Sunday Farmer's market is also nice and cool.
