700 River is one of my favorite apartment complexes in Austin. It's a top level luxury building on the southern tip of Rainey. They amenities are top tier with a spa, sauna, rooftop deck with epic views, top level professional co-working space, Southern facing units have good views of the river and South Austin. East facing units are the achilles heel of this building, because there is a lot of exposure to I35. the 2 bedrooms facing West will have some of the best views in Austin. Units facing north are decent with Rainey buildings, but North is the 3rd best. 700 River competes with Paseo a lot with my clients. While Paseo is much livelier, 700 River is much quieter, has no public facing businesses, and has much better floorplans than Paseo.
